Construction and Development Funding

Purpose: EQUITY CAPITAL & SECURITIES (LONDON) Construction and Developmenr Funding is suitable for all Real Estate Projects with a primary focus on Development & Construction. EQUITY CAPITAL & SECURITIES (LONDON) can also be utilised for property related projects such as acquisition and refurbishment.

Amount: Minimum of USD10m (United States Dollars 10 Million) and up to USD100m (United States Dollars One Hundred Million). Opportunities below USD10m will be considered on a case by case basis.
LVR: Up to 100% of required funding can be raised, but generally the Borrower will need to contribute a minimum of 10% of the funding required.
Term: 1 year up to 5 years.
Locations: All countries can be considered. Countries currently engaged in war or politically unstable environments will not be suitable. All projects must adhere to local and international environmental, health, safety and social standards as required.
Availability: Funding is available immediately subject to the necessary criteria being met by the client, applicant or partner.
Funding Options: Equity, Senior Debt, Subordinated Debt, Bridging or Mezzanine Financing.

Collateral Security for Credit Line - In the event that financing has been arranged for the project in the form of a credit line which requires a collateral security, EQUITY CAPITAL & SECURITIES (LONDON) are able to facilitate the issuance of the collateral security so that the credit line can be activated for the project to proceed.
Process:
    1. Submit an Executive Summary on the project.

Items to be included are follows:

  • Company Profile
  • Cost of the project
  • Source of other funds for the project.
  • Details of security, payment instruments or guarantees.
  • Expected duration of the project.
  • Current status of the project.
  • Previous Experience/Projects
  • Details of Directors & Shareholders
Additional information to be provided: 
  • Valuation or Appraisal
  • Quantity Surveyors Report
  • Specific and Detailed breakdown of use of funds.
  • Marketing & Sales Agreements
  • Copy of Environmental Impact Report/Studies and Approvals.
  • Copy of any Permits, Approvals, Licenses or Leases.
  • Details of the current Principals of the Project.
  • Current Organisational and Ownership Structure.
  • Proposed Contractors, Management or Operations Company.
  • Details of the Applicant, Partner or Entity seeking investment or funding and full contact details of the same.
    2. Based on the abovementioned information EQUITY CAPITAL & SECURITIES (LONDON) will evaluate its level of interest in the project and if satisfied will issue a letter requesting further information.
    3. Full Business Plan or Information Memorandum and detailed Financial Statements on Borrowers and all related parties/entities to be submitted.;
    4. Preliminary due diligence will then be commenced on the project and information provided.
    5. A Letter of Offer will then be issued if the information in the Business Plan or Information Memorandum is found to be satisfactory.
    6. EQUITY CAPITAL & SECURITIES (LONDON) will then work with the Principals to complete Due Diligence and Negotiations.
    7. Upon completion of Due Diligence and fulfilment of all the required criteria for the funding, documentation will be issued.
    8. Funding will be advanced and the project will commence.
